Upon termination, the tenant will receive a checklist and a visit from a Bjargs employee, which will go into more detail about what needs to be done before the end of tenancy. You can also access the list here.

Notice period and termination:
The notice period is six months. Upon termination, the tenant can request to vacate earlier, and the apartment is then advertised according to his wishes. The tenant is nevertheless responsible for the rental during the notice period if the apartment has not been rented. 

End of tenancy: 
At the end of the tenancy, the tenant must return the apartment in the same condition, that is, thoroughly cleaned, remove all nails, fasteners, wallpaper, additions to furnishings that the landlord has not agreed that can be left behind and repair damages. Bjarg is responsible for the standard painting of the apartment. However, if the tenant has applied non-standard finishes, such as very dark paint colors, lacquer coatings, installed tiles, or wallpaper that requires significant additional work to restore the property to its original state, the tenant will bear the associated costs. If the flooring is worn beyond what can be considered normal, it may be considered as damage to the apartment, which the tenant may have to compensate in accordance with Bjarg hsll.

If everything is fine with the apartment and no comments are made, then there is no cost for the tenant. However, if something needs to be fixed, e.g. painting is required or the apartment needs to be cleaned better, the total cost may be significant and varies depending on the condition, but according to the law, the tenant is fully responsible for any deterioration of the apartment. If the deterioration of the premises exceeds what is considered normal and the leased property will not be suitable for rent, the tenant is obligated to pay rent for the time that it takes to bring the premises back to a suitable and rentable condition.

Inspections and formal handover: 
Preliminary and final inspections are conducted before the formal handover of the property. These inspections are intended as a service to tenants, helping to ensure that
the handover process proceeds smoothly, particularly in relation to cleaning and painting requirements. Their purpose is to minimize the risk of additional charges for tenants. Each inspection typically takes approximately 15–20 minutes. Please note that tenants are required to attend both inspections and the formal handover in person. Should a tenant be unable to attend, they must provide a signed power of attorney, a form which will be supplied by Bjarg, authorizing another person to act on their behalf.

At the formal handover, the tenant returns the apartment and all associated keys. A fee will be charged for any missing keys at this point. Please note, according to Icelandic rental laws, tenants must vacate and return the property no later than 1:00 p.m. on the day following the end of the notice period.

An inspection report is prepared at the time of the handover and must be signed by both parties. This report serves as the reference document in case of any disputes regarding the condition of the property. Should either party dispute the inspection findings, they may request an independent third-party inspection. In such cases, the cost of the independent inspection will be shared equally between the tenant and Bjarg.

If the tenant wishes, he can get an offer from a cleaner when he moves. This can be assessed in the appraisal.
