Registrations on the waiting list for Bjarg’s apartments have started.

Bjarg's apartments are for working individuals and families under certain income- and asset limits who have, by allocation, been members of a union within ASÍ eða BSRB for the last 24 months.

Waiting list registrations are sorted according to their submission date and become active when confirmation payment has been received. However, there will be an initial exception, in that registrations received until and including 31st July 2018, will be entered in a pool and applicants ordered by drawing lot.

What are the income and asset limits?

Bjarg operates according to the law on public apartments. The law specifies income and asset margins, together with the criteria of the debt burden of the rent. The income of tenants shall not exceed a sum greater than:

  • For a single tenant: Max 5.105.000 ISK per year/ or 425.417 ISK per month
  • For couples: Max 7.148.000 ISK per year/ or 595.667 ISK per month
  • For every child in the family, 19 or younger the income can be higher by 1.276.000 ISK per year/ or 106.333 ISK per month
  • The total assets of the tenants shall not be higher than 5.100.000 ISK
  • The debt burden of the rent should normally not exceed 25% to 30% of the total income, taking housing benefits into account.
  • You must be 18 years of age to be signed up on a waiting list for Bjarg non-profit housing.

When will the apartments be ready?

Construction has already started in two locations in Reykjavík, in Spöng, Grafarvogur and also in Urðarbrunnur, Úlfarsárdal. The first apartments to be ready for rent in Reykjavík are in Spöng in July 2019. The company has plans to for further construction, but it is estimated that about 450 apartments will already be in construction at the end of 2018 and more than 1,000 in the next three to four years. Apartments in the first phase will be located in Reykjavík, Akranes, Akureyri, Þorlákshöfn, and Sandgerði. Discussions are also at an early stage in other municipalities.

How to sign up for an apartment - two steps

In the first step, the applicant signs up on Bjarg’s waiting list online on “my pages” on the website, bjargibudafelag.is.

In the second step, you apply for an apartment type in a specific area, but each time apartments are available for application, Bjarg sends an e-mail to everyone on the waiting list with further information. If an applicant is interested in a particular location, he/she must submit an application. The applicant with the lowest number on the waiting list and who fulfills all the conditions for allocation, taking priority criteria into account, will be offered an apartment. It is not possible to choose specific apartments.

Responsibility of applicants

Applicants are responsible for knowing that they fulfill all the requirements of Bjarg's allocation rules, therefore article nr. 1 in the allocation must be read carefully. Bjarg does not check that an applicant actually meets all conditions until an apartment is available and an applicant is eligible according to his/her status on the waiting list.

When registering on a waiting list, the applicant must pay a registration fee according to the list of tariffs (now 1,500 ISK per year).

As long as you are on the waiting list, you must pay a yearly maintenance fee. These charges are irreversible. The applicant’s status on the waiting list becomes active as of him/her paying the registration fee.
